Community Needs Shape Newbury Proposals
 AFTER FOUR years of consultation, West Berkshire Council has granted outline planning permission for the redevelopment of Newbury Racecourse.
The decision means that major improvements can be made to the racecourse that will assure its long-term future within a new, sustainable community. New features include a striking gateway entrance, a parade and pre-parade ring, staff accommodation, improved hospitality and landscaping to the back of stands area. The proposals also include a new 120-bedroom hotel, improvements to the golf course and driving range, a new building for the children’s nursery and up to 1,500 new homes – to include “grandstand-style” apartments.
Providing infrastructure is crucial to the success of the project, both to support the redevelopment and bring significant enhancements to Newbury’s traffic network, says consultant Terence O’Rourke, which coordinated the submission on behalf of Newbury Racecourse and David Wilson Homes. The resolution is subject to a S106 legal agreement and a number of planning conditions, which include a comprehensive travel plan, improvements to roads, the railway station, bus routes and services, and a network of cycleways and footpaths to provide easier access to the racecourse and town centre.
